Investment Policy
To mobilize funds from investors to purchase or lease immovable properties. The Fund will accept the transfer of ownership and/or leasehold rights and derive benefits from the immovable properties, including improving, changing, developing and/or disposing of various properties invested or acquired by the Fund, whether by the granting of a lease and/or sale and/or by other means relevant and necessary to make use of immovable properties in return for income and yields for the Fund and the unitholders.

Dividend Policy

At least twice a year, considering paying dividends every 3 month by determining the date of closing the register book around the end of February, May, August, November :

  1. In case that the Fund has net profits in each year, the Management Company shall pay dividends not less than 90% of the annual net profits to unitholders.
  2. In case that the Fund has retained earnings, the Management Company may pay dividends based upon the retained earnings to unitholders.

Details of Property

Student Dormitory and Service Apartment Project at Thammasat University, Rungsit which has an area of 12.5 Rai and locates near Chiangrag Road, Patumtani. Details of investment are as follows :

  1. Leasehold right of the property, title deed number 1388 , 12-2-50 Rai for 30 years
  2. Leasehold right of the building, 3 buildings which have 1,232 rooms, total area of 59,000 sq.m. for 30 years 2.1 First Building : 9 storey, 392 rooms and 4000 sq.m. of retail area 2.2 Second Building : 9 storey, 392 rooms and 4000 sq.m. of retail area 2.3 Third Building : 9 storey, 448 rooms and 2000 sq.m. of retail area
  3. Leasehold right of the building, - A Service Apartment : 10 storey, 19,000 sq.m., 302 rooms and Retail Area : 1,600 sq.m., including swimming pool which has a surrounding area of 865 sq.m.

In addition, the Fund does not reserve capital for repayment of investment funds to unitholders upon the termination of the Fund. Nonetheless, unitholders shall receive return on their investment by means of the Management Company repaying part or all of the investment funds to unitholders in the forms of dividend payment or a decrease in the Fund’s registered capital prior to the termination of the Fund.
